Qualification Guidelines

If you are interested in becoming one of our homeowners please review the following guidelines to see if you will qualify.

Housing Need

  • Are you currently living in substandard housing conditions?
  • Is your current housing unsafe or unsanitary?
  • Are you lacking enough bedrooms for the number of persons in your family?
  • Is your current rent payment causing a financial hardship?
  • Have you been denied credit for traditional mortgage financing?

Ability to Pay

Income must be between 45% – 60% of County’s Area Median Income.

Must prove stable monthly income.
Debt ratio plus mortgage payment must not exceed 36% of total income.
Credit report must show satisfactory payment history, clear of outstanding judgments.
Bankruptcy or foreclosure filings must have been discharged 24 months prior to the date of application.

Willing to Partner

  • Complete application and required verification release forms in a timely manner.
  • Invest 300 hours of “sweat equity”
    • 150 hours required by family
    • 150 hours may be contributed by friends and family
  • Attend financial and homeowner counseling.
  • Invest $100 down-payment.
  • Accept home offered to you!

How does the application process work?

If you feel that you meet the basic requirements found above and that you are willing to partner with Habitat for Humanity of Clay and Yankton Counties, please Contact Us so that we may do an initial eligibility review. If you pass this review, Habitat will begin the formal application process.

  • During the formal application process, you will need to provide the following information for ALL household members (18 or older):
    • Current Picture ID
    • Current Pay Stub
    • Most recent Bank Statement
    • Most recent tax return
    • Most Current W-2
  • You must also be ready to do the following:
    • Complete application and required verification release forms in a timely manner.
    • Attend financial and homeowner counseling.
    • Be able to invest $100 for a down-payment.
